Making Your Property Purchase Smooth and Secure

For most people from Newcastle and the Hunter Valley, purchasing property is the single largest transaction you will make in your lifetime.

A transaction of this nature demands an understanding of the components that make it work. Let’s take a look at what you need to consider:

Lenders Mortgage Insurance

When a customer’s loan-to-value ratio (LVR) exceeds 80%, a Lenders Mortgage Insurance (LMI) premium is often required.

This is an insurance policy, payable by the customer, to protect the lender against the risk of loss in the event of default of the mortgage.

The reason this kicks in above 80% is due to the limited equity remaining in the property. So, if the loan is high when compared to the value of the property, the lender claims on this policy to ensure they are not out of pocket when they sell the property to reclaim the capital lent to you for your mortgage.

Legal Representation

When you purchase a property, you will need to engage legal representation (unless you choose to represent yourself; however, this has many limitations).

A solicitor or conveyancer is your ideal liaison to help manage the negotiation of property sale matters on both the purchasing and selling side.

You would typically budget between $1,500 – $2,500 in costs per transaction for representation.

Deposit

Rule Number 1 – You need liquidity to make your contribution toward your purchase so that the lender will fund the rest.

Generally speaking, a lender needs to see available funds of at least 5% of the purchase price to lend you up to 95% of the property’s value.

For first home buyers, their 5% is usually saved up over time (lenders like to see it held for 3 months before an application is made for finance).

However, for repeat purchasers, we see their deposits coming from broader resources, such as equity in their other properties, which can be leveraged to support the new purchase.

Mortgage Broker

Transfer Duty

formerly known as Stamp Duty

This is a government duty imposed when you purchase property or acquire property by way of transfer.

There are initiatives to reduce or waive this duty for certain parties, such as first home buyers.
